Do’s and Don’ts of Planning for a Custom Home

Planning the perfect custom home isn’t an impossible feat! The right mindset and expertise will make the planning process stress-free and enjoyable.

Being new to the game shouldn’t be terrifying. If you’re feeling a little unsure on where to start, then you’re in the right place!

The first step is to choose a great company or architect to partner with. Architects are a great source of knowledge and resource for starting your journey. They’ll happily walk you through the process.

By helping clients over the years, we’ve gathered tips that make the job easier and more efficient.

Do’s and Don’ts of Custom Home Building

We want you to have insider tips! Thay’s why we’ve compiled our top do’s and don’ts for planning your custom home.

Do’s

Have a clear mental picture. You’ll be partnering with architects, engineers, and designers to create your ideal custom home sketch. Having a clear idea of what you’re looking for is a positive step in the right direction. If you’re having difficulty expressing those ideas, we can help! Our team can help translate your ideas onto paper to build your dream “forever” home.

Invest time in research. Before buying, be sure you’ve chosen the right lot for your building project. Once you’ve settled on a lot, you can’t change it, unless you sell the land. Consider what living in the area will be like. Check the surrounding areas.  Good things to research are: neighborhoods, schools, grocery stores, doctors, and the workforce to be certain you’ve found the right fit for you. You can also use Google Maps to track your morning commute. Doing this will give you a better picture of what living there will be like.

Codes and regulations. Hot topics to research for custom home builders are city or county rules, codes, and regulations. Most city standards are for health and safety reasons. Code violations are fixable, but injuries from a faulty structure can be irreversible. General inspectors and Code inspectors can do a swept of the home to check for flaws.

Keep practicality in mind when budgeting. It’s best to let your building professionals know your budget upfront. This helps your designers work toward your goal without overspending. Keep in mind that there are many expenses in building a home, so being aware of budgeting should be a top priority. We recommend working with an architect before shelling out thousands for a plot of land. Having a home design and plan in hand makes it much easier to pinpoint the right lot you’ll need for a build.

Be reasonable about extra features. Start out with simple ideas. Then, you can work on fleshing out the details. It’s better to build a strong foundation than to have a zillion details without groundwork. Start by asking: how many floors, rooms, or bathrooms, etc.?

Future plans. Thinking about future possibilities is natural. Our families, much like our lives, are always transforming. Thinking about having a little addition to the family? Have your parents reached the ripe age for retirement? Looking for a senior-friendly home? You might consider including an extra room or fewer steps. You can work your custom home plan to welcome your foreseen future.

Don’ts

Close yourself off to new ideas. Too often people become hyper-set on their plans. Don’t close yourself off to new, or even better ideas. Have an open mind throughout your building process. This can spare you future headaches. You never know, it might bring about even better results!

Marry your building plan. Too much attachment to an original plan can spell disaster for a building project. Plans are sketches of ideas. This allows for brainstorming. Brainstorming is when experts have the chance to understand what you’re looking for. It’s important to work alongside your architects, engineers, and designers. Sharing your ideas is crucial for getting exactly what you want. And remember that editing is your friend!

Importance of Planning

You have a foundation. You’ve set a goal. You’ve allotted a clear budget. Great! Now, you are well on your way to building an unforgettable forever home.
